Position Summary: 

The incumbent is responsible for conducting annual physical inspections of all leases, town lots, and permits, as well as reviewing alleged complaints. This role ensures compliance of all real estate activities with applicable federal and tribal laws and regulations.

 

Essential Job Functions: 

  • Conduct annual physical inspections of leases, town lots, and permits to ensure compliance with all applicable federal and tribal codes; interpret requirements and provide recommendations.
  • Perform on-site inspections to verify lease/contract compliance; track and evaluate compliance issues and corrective actions.
  • Research, analyze, and review compliance issues; prepare written reports detailing findings and recommendations.
  • Investigate all reported complaints within two business days and submit written compliance inspection reports.
  • Follow up on violations identified during inspections to ensure timely corrective actions and ongoing compliance.
  • Plan and organize survey projects to determine precise locations, measurements, elevations, lines, and contours for various purposes (construction, mapping, land division, titles, etc.).
  • Research prior surveys, maps, deeds, and records to obtain necessary survey data.
  • Develop new survey data using photogrammetric records; establish or reestablish survey control methods and procedures.
  • Maintain accurate records, notes, and sketches documenting all work performed.
  • Perform all other duties as assigned.

 

Non-essential Job Functions: 

  • Attend meetings, seminars, workshops, and training sessions as required to support professional development and program objectives.
  • Instruct parties about compliance policies and procedures.
  • Explain procedures or forms to interested parties or to the general public.
  • Handle various related surveyor responsibilities for Quapaw Realty Office as assigned under Tribal law. 

Job Specifications: 

Knowledge, Skills and Abilities:

  • Demonstrated knowledge of real estate laws, principles, practices, and market trends.
  • Ability to meet bonding requirements.
  • Demonstrated skill in performing land surveying functions.
  • Strong attention to detail with excellent spelling, grammar, and written communication skills.
  • Proficiency in computer applications, including common office software and specialized programs.
  • Excellent verbal, telephone, and interpersonal communication skills.
  • Ability to prioritize workload and meet established deadlines.
  • Ability to interpret and apply technical information accurately.
  • Ability to operate standard office equipment.
  • Be able to obtain a security clearance; successful completion of a background security investigation is required.
  • Must successfully pass a tribal background investigation and drug screening.
  • Must maintain a valid driver’s license in good standing and qualify under the Quapaw Nation Motor Vehicle Policy.


Experience:

  • Minimum of two (2) years of experience in land surveying and realty compliance, including demonstrated expertise in reading, conducting, and managing land surveys and real property.
  • Experience in federal, tribal, or state real estate or lease administration preferred.


Education:

  • High school diploma or equivalent is required.
  • Associate degree in land surveying, real estate, or a related field preferred.
  • An equivalent combination of education and relevant field experience may be considered.


Physical Abilities:

  • Ability to sit or stand for extended periods and perform tasks that require reaching above shoulder level.
  • Ability to push, pull, squat, kneel, bend, and safely lift and carry up to 50 pounds.
  • Visual acuity sufficient to perform essential job functions, with or without reasonable accommodation.
  • Ability to travel occasionally for meetings, training, seminars, or professional development opportunities.


Working Conditions: 

  • A significant portion of work is performed outdoors, exposing the incumbent to various weather conditions, including extreme heat, cold, and noise levels.
  • Appropriate personal protective equipment (PPE) is provided.
